Terra Group Starts Leasing of Pembroke Pines Community

The new 387-unit luxury Pines Garden at City Center is part of the firm’s Pines City Center master-planned village in Florida.

Terra Group has kicked off leasing for Pines Garden at City Center, a new 387-unit luxury community in Pembroke Pines, Fla. The rental development, which will open to residents this month, forms part of the 47-acre first phase of Terra’s Pines City Center master-planned village.
 
Located at 10400 SW City Center Blvd., Pines Garden features one- to three-bedroom garden apartments and two- or three-bedroom townhouses. Floorplans range from 651 to 1,491 square feet, in addition to private balconies and terraces. The monthly rents start at $1,645 for a one-bedroom unit and go up to $2,845 for a three-bedroom townhouse.
 
Units in the South Florida property are equipped with hurricane-grade, impact-resistant windows. Amenities of the gated community include a two-story clubhouse with a fitness center, playroom and game room, resort-style pool, and coworking lounge.
 
LUXURY RENTALS AND A UFC GYM
Pines Garden sits adjacent to a wide array of retailers from a Publix Supermarket and Outback Steak House to a UFC gym. The property also neighbors a recently opened civic center that includes a new city hall, 3,500-seat auditorium and 10,000-square-foot art gallery.
 
Located just off Pines Boulevard, the two phases of the Pines City Center development will encompass about 300,000 square feet of retail and entertainment space in addition to residences. The mixed-use project is slated to deliver 1,465 apartments in total and potentially 120,000 square feet of office and hotel space.
 
“Our team created a master plan comprising of high-end rental homes and lifestyle-centered retail that services the community’s tenants as well as surrounding residents,” noted David Martin, president of Terra in a prepared statement. “The result is a condensed area of development that is introducing a new amenity for Pembroke Pines and maximizing value for the neighborhood.”
 
Terra Group obtained $56.8 million in construction financing for the luxury residential project from Florida Community Bank in January 2018. Also part of the Pines City Center development is a 356-unit community called Town at Pembroke Pines, which Related Development completed in 2016. Rockpoint Group bought the property for $87 million in April 2017.
