Designed by Touzet Studio, a Miami-based architectural firm that is known for creating aesthetic, eco-friendly solutions through the adaptive reuse of existing buildings, Doral Square achieved the city’s vision and optimized a prominent site by incorporating two levels and 150,000 square feet of retail and a covered garage structure into the existing 148,000-square-foot office building and parking lot. The project is adjacent to Carnival Cruise Line’s headquarters with over 3,900 employees, and one block from City Place Doral, a community with thousands of multifamily residential units and approximately 150 single-family homes.

Community Impact
To make Doral Square a reality, Terra had to first change the zoning from Industrial Commercial to Downtown Mixed Use. This would allow for the space to serve a greater variety of businesses and provide support infrastructure from technology firms and other industries that have been steadily moving to South Florida. After taking into consideration the benefits from the rezoning of this area, the city approved the change, stating, “These new industries and retailers will also bring good jobs, with salaries that are based on professional levels and that will also help our city to prosper. Those that work in our city can also live in our city, resulting in less traffic and therefore a better quality of life for all involved.”

Doral Square contributes to creating a neighborhood that is diverse, dynamic, pedestrian-friendly, and provides opportunities for residents’ daily living activities within walking distance. The upstairs offices also bring hundreds of professionals and clients directly to the property daily. The tremendous density from both a residential and daytime working population meant that Doral Square was an appealing opportunity for anchor tenants. Before opening and quickly thereafter, the property secured UFC Gym, Marshalls, and Ross Dress for Less, as anchor retailers, as well as World of Beer Bar & Kitchen, and a Panda Express restaurant.
