Eighty Seven Park

A true collaborative effort, Eighty Seven Park is a monument to craftsmanship and carefully curated design, with 70 residences nestled alongside seaside parks on the historic north end of Miami Beach. The landmark building is comprised of 70 units ranging from approximately 1,400 to 7,000 square feet, developed in close collaboration with the Renzo Piano Building Workshop, RDAI in Paris, and West 8 in Rotterdam.

Nature plays a central role at Eighty Seven Park, both inside as well as outdoors. Terra partnered with Rena Dumas Architecture Intérieure (RDAI) Paris to carry this idea through the building with the aim of eliminating the barriers between the residences, shared spaces, and the surrounding ocean, beachfront, and park space. RDAI is known for its work as the designers for Hermes stores worldwide and for creating spaces with a timeless sense of elegance.

For Eighty Seven Park, RDAI wove together textures and materials in an artful mosaic made up from oak wood grain, natural color variations in European stone, the translucence of the floor-to-ceiling windows, the soothing colors of sea and sky, and golden hues of sunlight. It is a simple, effortless beauty that continues deep into each residence, with European-influenced kitchens and bathrooms, custom millwork, bathroom washbasins designed exclusively for the project and manufactured by Zucchetti, and other fine detailing throughout.

Eighty Seven Park offers expansive floor plans, outdoor wrap-around terraces equal to 50-70% of the interior space, and floor-to-ceiling windows with custom sunken frames that minimize the sense of interior and exterior. With an unobstructed line of sight from the entrance to the oceanside swimming pools, the residences offer spectacular views and emphasize the unique location of the building.

Located only about 15 to 20 minutes from South Beach’s art deco stylings, nightlife, and world class cultural institutions like the New World Symphony, New World Center and Fillmore Miami Beach, the north end of Miami Beach feels like stepping into a different world. The atmosphere here is much more at ease, and still retains much of the authentic character of the area’s first days. Traces of the boom time of the 1920s and 1930s can still be found in original homes and buildings, and the distinctive two-story garden apartment complexes from the 1940s and 1950s, complete with shady courtyards and Miami Modern (MiMo) architectural detailing are also well preserved and occupied by new generations of beach residents. Multiple hotels and new retail districts grew northwards from 69th Street to the newly named towns of Surfside and Bal Harbour. Following the launch of the world-renowned Bal Harbour Shops in 1965, the area quickly became a retail destination, with leading European fashion houses opening their first US stores outside of New York.

Today, this exclusive status remains, with a beautiful mix of designer stores and restaurants in an elegant, open- air mall anchored by Neiman Marcus and Saks Fifth Avenue. So great is the demand for retail space here that a 250,000-square-foot expansion is coming soon.

Preservation of natural beachfronts and sensitivity for delicate marine and shoreline ecosystems are paramount for new development on modern-day Miami Beach. The beaches here are public, and, as such belong to the entire community. With this in mind, Terra wanted to ensure that Eighty Seven Park would be a positive addition to the neighborhood, one that respected the land, the environment, and the people who live here.

As a local company, with a passion for the city, Terra committed significant funds towards the redevelopment of the adjacent North Shore Open Space Park, expanding the 35-acre public space so that it flows seamlessly around the sanctuary of the private gardens of Eighty Seven Park. Deep appreciation was given to the site’s ecological and cultural significance and the design highlights the space’s best attributes—its adjacency to the park and ocean, convenient access to the city, and unique coastal ecology.

Celebrated Dutch firm West 8 designed the project’s landscape architecture which includes a series of private, public, and semi-public spaces that seamlessly embrace the natural surroundings and South Florida’s lush tropical landscape. West 8 meticulously designed both parks simultaneously so that they visually and functionally work together to deliver a revitalized space the whole community may enjoy.
