Natura Gardens

With a botanical private enclave of 460 garden flats close to parks, schools, restaurants, and retail destinations, and accessible via major roads, Natura Gardens serves families and workers in West Miami-Dade. Situated along NW 170th Street between I-75 and Florida’s Turnpike, it occupies prime real estate in West Hialeah—south of the planned American Dream retail and entertainment complex, and a short drive from the headquarters of large, local companies, including Boeing, Royal Caribbean International, Preferred Freezer Services, and The Home Depot for maximum convenience and quiet.

Community Features

The objective for Natura Gardens is to set the tone for future new development in the area, by delivering a residential experience tailored to the needs of the target resident. This required a vision of Natura Gardens that could be appealing to renters while still being accessibly priced. One way this is achieved is by including a wide array of amenities not typically found in the local rental market. The gated community will include a two-story clubhouse with a resort-style pool and spa; a fully-equipped covered outdoor kitchen and grilling station; outdoor tiki huts with hammocks and lounge seating; picnic tables and umbrellas; a media room, game room and kids playroom; a children’s playground; an indoor lounge with a bar and kitchen; a state-of-the-art fitness center with studio space; a business center with co-working spaces; a residents-only dog park; and smart electric vehicle charging. Lush landscaping, open lawns, lakes, and preserves.

Mission

Northwest Miami-Dade is experiencing a surge of demand for new residential and commercial development, which is why Terra initially zeroed in on this parcel as a prime development site. Projections for population growth estimate Miami-Dade County will reach more than 3 million residents by 2025, an increase of 26% over the past 20 years, with annual growth around 1.16%. The local market is seeing an influx of millennials, young professionals and new families looking for attainably priced residential options in South Florida’s suburban neighborhoods, specifically west of I-75, close to good schools, and some of the region’s largest corporate employers.
Natura Gardens is the first of many new market-rate and workforce housing properties that will be needed to serve the greater community. This forward-looking not only helps meet market demand, but also serves as an example for how future new investment can positively impact underserved areas.
