Master-Planned Development

To address the objectives of the $1-billion project, Terra chose to follow a master-plan design approach. This methodology allowed for the entire site to be considered as a multipurpose campus with different elements satisfying a variety of needs for the community’s current and future residents.

The careful disposition of land-use, supported by ample public spaces, accessible transit-oriented uses, and multimodal connectivity, are Upland Park's driving elements. One focus of Upland Park is to provide workforce housing for Miami’s ever-growing population with a multifamily element that includes more than 1,700 new mid-rise and garden-style apartments. The first phase of the development will deliver 441 garden apartments and 350 multifamily units. The area’s growing demand for new, up-to-date commercial and retail is being addressed with 140,000 total square feet of retail, of which 35,000 will debut as part of phase 1 construction. Other facets of the overall development include a hotel, an office building, a school, the life sciences center, and 800+ parking spaces for residents, retail patrons, and transit riders. The future economic impact from rental revenue and real estate taxes for the project are estimated at more than $4.1 billion for the life of the 97-year lease of county land.

Multimodal

The property’s position next to the Dolphin multimodal transit exchange means Upland Park will be the first truly viable alternative to automobile commuting, offering expedited access between West Miami-Dade and major employment areas such as Miami International Airport, the Health District, Downtown and Brickell. After many decades of continued westward expansion, Miami-Dade’s suburbs can enjoy a connected, walkable, and resilient community with built-in solutions to traffic and convenient commuting.
