Over the past 10 to 12 years, the area west of I-75 in southwestern Broward County has seen a dramatic increase in residential development, particularly that of single-family homes and gated communities. Commercial and retail development has lagged somewhat, leaving thousands of residents and families with limited options for everyday needs like groceries, pharmacy needs, banking, office and workspace, and personal services. Terra solved this need through the innovative use of a former US postal distribution center that had been decommissioned several years ago. 16000 Pines Market transformed this underutilized space with a two-phase development at the prominent intersection of Pines Boulevard and Dykes Road. The new village city center includes 135,000-square- foot mixed-use space and is nearly 85% leased with similar interest shown in pre-leasing for phase two.
