The city limits stretch from the Florida Turnpike all the way past I-75 to the Everglades conservation area at the county’s western border. This means that the more than 170,000 residents who call Pembroke Pines home are spread out over a large east-to-west area. Pines City Center was designed to centralize and unite the community with an 80-acre master-planned village that would act as a hub for retail businesses, dining, and entertainment, and connected market-rate rental housing in the city’s main downtown district.

Master-Planned Development

The 80-acre two-phase master plan for Pines City Center called for approximately 300,000 total square feet of lifestyle-oriented retail, entertainment, and restaurant space, with an adjacent residential apartment community positioned alongside. Phase one included 145,000 square feet retail space that would be anchored by Publix Supermarkets. Phase two included an additional 150,000 square feet of retail alongside 387 garden apartments ranging from one to three bedrooms and townhouses with two or three bedrooms, ranging from 651 to 1,491 square feet.

Next door to the project, the City of Pembroke Pines recently completed a $60 million civic center which features a 3,500-seat performing arts center and conference hall, an outdoor plaza, a 10,000-square-foot art gallery and a new city hall. With nearly 400,000 people living within a five-mile radius of the site and 1,500 residential units within walking distance, Pines City Center has generated strong interest among national and regional retailers and is already an in-demand residential site.
